Repair and maintain washers, dryers, and small appliances
Plans, monitors, installs and adjusts the full range of heating, cooling, ventilation, and refrigeration equipment by means of an energy management system hands-on work
Troubleshoots, maintains, modifies and repairs heating, ventilating and air conditioning systems and equipment including, reciprocating chillers, 225ton and 190 ton rotary screw chillers, heat exchangers, fans and fan motors, pumps and pump motors, electric and pneumatic controls, and associated safety, over current and other equipment protection devices ensuring that they operate at peak efficiency and conserve energy usage
Performs installation of mechanical systems to include piping and modifications to existing facility’s cooling systems
Utilizes and updates blueprints, technical manuals, manufacturer’s files and other record keeping
Monitors work done by outside contractors for adherence to state and federal code requirements and report back to supervisor
Perform any and all duties which may be assigned
Perform corrective and preventive maintenance on packaged units, split coil systems, air compressors, pumps, air handlers, air cooled condensers, reciprocating chillers, 250 ton centrifugal and 190 ton rotary screw chillers, and various heat exchangers
Must perform duties and responsibilities of a Journeyman level mechanic with strong a background in HVAC and refrigeration equipment to include hands on experience in operating and troubleshooting industrial systems
Installation of mechanical systems to include piping and modifications to existing facilities cooling systems
Programs, operates, and maintains the facility dialup based critical and remote building automation system to provide remote service, alarms and monitoring
Sets up, troubleshoots, repairs, tests and calibrates electronic components for EMS computer control
Troubleshoots, maintains, modifies and repairs heating, ventilating and air conditioning systems and equipment including DX (direct expansion) and hydronic systems, reciprocating chillers, 250ton centrifugal and 190 ton rotary screw chillers, heat exchangers, fans and fan motors, pumps and pump motors, electric and pneumatic controls, and associated safety, overcurrent and other equipment protection devices ensuring that they operate at peak efficiency and conserve energy usage
Evaluates preliminary mechanical design plans and specs for remodels, upgrades or new construction and provides control “sequence of operation” for HVAC equipment to be incorporated into design plans and specifications with an eye toward automation and energy efficiency
Implements and facilitates the Energy Management System (EMS) and HVAC controls and Indoor Air Quality (IAQ)
Ensure backup copies of all programming software and available and up-to-date and all installation wiring diagrams are maintained with any changes to the systems
Must be familiar with Johnson Controls, Siemens, and Alan Bradley Automated Control Systems including VAV’s, VFD’s, DX-9100 controllers
As required monitor work done by outside contractors for adherence to state and federal code requirements and report back to supervisor
Assign and distribute work orders and work requests
Attend and participate in meetings regarding work to be done
