Job Purpose
In the assigned building, to keep all types of air-condition in working condition and to coordinate and follow up with tenants complains and maintain the DSOA assets in assigned project.
Main Responsibilities
Responsible to Carry out the Preventive, Predictive, and Breakdown maintenance for the Air conditioning Equipment.
Follow up the maintenance issues with helpdesk, contractor and line manager
Attend the complaints related to MEP system and sort out the same.
Make Routine Inspection of the equipment and ensure that equipment are in working condition.
Monitoring DSOA properties and common areas from any violations.
Responsible for following the DSOA Technician’s site works.
Responsible for developing good relationship with clients and colleagues & Always be available on emergency cases.
Contribute Energy Saving programs and identify the area for energy saving.
Repair & maintain of AHU, chillers, VAV, FCU and pumps, VFD panel and DDC controllers & relevant control panels.
Report all abnormal issues to line manager from assigned building
Co-ordinate with service providers in order to maintain the comfort condition in the building.
Follow instruction on techniques, methods, and procedures for accomplishing assigned tasks and solving problems.
Maintain the necessary spare parts in order to provide un-interrupted service to the DSOA.
Follow other duties assigned by the Department Head or Direct in charge from time to time.
Should be a good team player and maintain good relation with team and Superiors at all the times.
Responsible to check the air balancing.
Responsible to check all related fit out works and update to line manager
Able to work independently on the breakdown / trouble shooting in chillers, dx units
Check the As built drawings as an when require
Provide operating schedules for all equipment to save energy! Review the same and periodically update.
Replace the spares and maintain the records.
Follow HSE practices in order to avoid accidents.
Report to the project manager and follow all the related issues to the assign projects or any additional work required.
Ensure attending and closing complaints by assigned team as per the department KPI’s.
Responsible for tracking and monitor the work of service provider and keep the records of the reports.
Prepare the Reinstatement BOQ.
Knowledge in BMS / Chiller Management Systems.
Trouble shooting of Chillers, Air handling Units, Pumps, Variable Air Volume Units, FCU and Split Units
Experience in maintenance of cooling Towers, Ro plant and water-cooled chillers
Regular inspection of meters and record consumption.
Prepare monthly and weekly report.
Follow up the periodic preventive maintenance schedule and reports on quarterly and annually for the in-house services.
Complete the planned preventive maintenance schedule and maintain the records.
Follow up with the site supervisor for different type of works other than designated works.
Adhere to all policies and procedures of DSOA
Follow up any other works or duties requested by FM at DSOA.
